What to expect

The Process

From start to finish, Southern Homes works with you in the construction of your home!

1. Pre-Build

We ask that you contact us before you purchase your property so that we can ensure it matches the considerations for the vision of your future home. We also provide advice in the purchase of your home plan as different aspects and styles of homes have different costs per square foot. This sets the conditions in building your home with you.

2. Consultation

We have a series of meetings taking you through every facet of the build of your home. We advise you concerning each of your choices and outline a respective cost for each option. There are no surprises after our in-depth interviews which takes you from an empty lot to you moving into your new home.

3. Design

The design of your home meshes into the consultations. However, we wanted to emphasize that we also guide any changes to the home plan that you may want to incorporate into your home.  

4. pricing

After taking the vision of your home, we work with you on pricing your home. We use 2 methods to provide our costs for building your home.


One option is that we both agree to set a price to build your home. If material prices rise or fall, you still pay the agreed to contract price.


Or, which most buyers choose, you get everything (materials and labor) “at cost”. We provide detailed pricing for every detail of building your home at cost. This approach enables you to help incorporate innovative ways to lower the cost of your home. Then we discuss the builder fee, which is a flat rate.


We choose *NOT* to use cost-plus. (such as 10% - if your windows cost $100.00 we would charge a builder fee of $10.00.) However, cost-plus also means that if you choose nicer windows of, let’s say, $500.00 each, we would get $50.00. We believe our flat fee approach is fair because the work to put in a $100.00 window is roughly the same as a $500.00 window.

5. Building

We provide a general build schedule that begins with taking your property from a group of trees all the way through the completion of your dream home.


We invite you to the site each day and enjoy walking you through every part of the construction process of building your home. We also provide an updated schedule every 2 weeks so that you know what is upcoming in the build of your home. Included are your specific requirements for you to have your

personally purchased items timely incorporated during the build of your home (such as your front door, tub, light fixtures, etc.).

6. Final inspection - move in

We provide you with a Home Owners Handbook, orient you to the operation of all appliances, fixtures, etc. in your home. We discuss with you the maintenance requirements and then inspect the home with you, ensuring it meets all local, county and state building codes.

7. warranty

We have a 1-year “bumper-to-bumper” warranty on all items in your home. Many items in your home have a much longer warranty (HVAC, shingles, appliances, etc.,). We also check-in on you during this time period to ensure that your home is dependable and then quickly correct any deficiencies that may arise.
